Wynwood / Brokerage perspective
CMU Miami’s launch at Soho Studios.
What it means for a property decision.
Wynwood has a new university story. For a landlord or a business choosing space, the next step is a specific conversation about the property, the use and the timing.

The occasion
A launch in Wynwood.
Carnegie Mellon University announced its Miami expansion on September 30, 2026. The following morning, Ken Griffin, Florida Governor Ron DeSantis and CMU President Farnam Jahanian joined the launch celebration at UNLOCKED Wynwood within the Soho Studios property, at 2136 NW 1st Avenue. CBS Miami reported the venue and participants.
CMU describes a planned 35-acre campus in Wynwood, supported by Griffin’s commitment of more than $3 billion to the university, including $2 billion for Miami and $1 billion for Pittsburgh. Its current schedule targets construction beginning in 2027 and first graduate enrollment in 2028, subject to necessary regulatory approvals. The university’s CMU Miami overview is the source for campus plans and future updates.
The campus proposal is separate from the venue that hosted this celebration. The event is a chapter in the property’s story; it does not establish a university lease or a commercial endorsement.
FIP’s perspective
Translate attention into a better brief.
A major institutional announcement gives owners a reason to revisit how they present a location. It does not, by itself, tell an owner what rent a tenant will pay or tell a business which building will work. FIP’s brokerage focus is the evidence needed to move from a neighborhood headline to a useful space discussion.
For landlords: make the offer specific.
Put the current floor plan, delivery condition, permitted-use information and full occupancy costs in one place. Decide which operating requirements the building can support, and which need further investigation. Track qualified inquiries and tour feedback by requirement and timing before changing asking terms or committing improvement capital.
A clear offer also distinguishes office work from laboratory, clinical, production or other specialized activity. A university announcement does not make every nearby space suitable for those uses. Review building systems, access and approvals against an actual occupier brief.
For businesses: work backward from move-in.
Start with headcount, room mix, budget and the date the team needs to operate. Test the commute, visitor access, parking arrangements, deliveries and day-to-day neighborhood needs during a tour. Compare fit-out responsibility, rent commencement and total costs across the same time period. A longer-term campus plan can inform a location conversation while the lease still has to serve the business that signs it today.
FIP helps owners frame these questions through landlord representation, office leasing and a consistent comparison of lease proposals. Future demand, appreciation and customer traffic are not assured by this announcement.
A separate office opportunity
Review the space at 2159.
The existing SOHO Wynwood Office offering is approximately 6,400 SF on the second floor at 2159 NW 1st Court. It is a separate address from the launch venue at 2136 NW 1st Avenue. The listing includes a proposed plan and renovation imagery; those renderings are not photographs of completed interiors.
Roy Faith can discuss current availability, the measurement basis, configuration, intended use, fit-out responsibilities, delivery and lease terms. The main Soho Studios venue is leased and is not being offered here for general occupancy. This feature represents no CMU tenancy, affiliation or endorsement of FIP, Soho Studios or the office offering.

The October 1, 2026 celebration took place at UNLOCKED Wynwood within the Soho Studios property, 2136 NW 1st Avenue, Miami. CMU announced its Miami expansion on September 30.
Is Soho Studios the planned CMU campus?
No. The launch venue and CMU’s planned Wynwood campus are distinct. The event does not establish a CMU tenancy, affiliation or endorsement of Soho Studios, FIP Commercial or an office offering.
What space can a business discuss with FIP?
The separate SOHO Wynwood Office offering is approximately 6,400 SF upstairs at 2159 NW 1st Court. Confirm current availability, area, use, fit-out, delivery and lease terms with Roy Faith. The main Soho Studios venue is leased and is not being offered for general occupancy.
